Manufactured home communities in Florida can be categorized into two different types:

  • 55+ communities – These are master planned communities that are permitted by law to limit residency to adults who are 55 years of age and older. In addition to having affordably priced, low-maintenance homes, they typically feature a wealth of amenities that appeal to the active adult demographic, such as a swimming pool, tennis court, golf course, and fitness center.
  • All-age communities – Many families in Florida with growing children choose to live in so-called all-age communities, which have no age-related residency restrictions. All the benefits of 55-plus communities – quality housing, affordability, and convenience – apply to these communities as well.
