Florida Mobile Home Parks 101 for the Prospective Home Buyer
Mobile home parks in Florida have come a long way in recent years. Many that have sprung up eschew the stereotypical “trailer park” image in favor of attractive, yet still affordably priced homes along with a wide selection of shared amenities that cater to the needs of each community’s residents. Now more frequently referred to as lifestyle communities, master planned communities, or manufactured home communities, Florida mobile home parks have become an increasingly attractive option for prospective home buyers who desire:
- Affordable housing
- Quality onsite amenities
- A sense of community
Manufactured home communities in Florida can be categorized into two different types:
- 55+ communities – These are master planned communities that are permitted by law to limit residency to adults who are 55 years of age and older. In addition to having affordably priced, low-maintenance homes, they typically feature a wealth of amenities that appeal to the active adult demographic, such as a swimming pool, tennis court, golf course, and fitness center.
- All-age communities – Many families in Florida with growing children choose to live in so-called all-age communities, which have no age-related residency restrictions. All the benefits of 55-plus communities – quality housing, affordability, and convenience – apply to these communities as well.
